The Union 346 / 3 Hawkins in Somerville, MA is a Passive House Certified residential building comprising 153 units, including studios, one-, two-, and three-bedroom apartments. It features a residential roof deck and a community room on the first floor, with the ground floor designed to engage pedestrians by visually connecting street activity to the program spaces inside.

The obsolete Clarendon Hill development will be transformed into a mixed-income community, reconnected to its surrounding neighborhood with new streets, parks and a variety of building types. Plans call for a higher density community that transitions the scale of the surrounding Somerville residential neighborhood onto the site. 561 housing units will replace the existing, underutilized 216 units, in a range of housing types, envisioned to engage a new public realm.

The two buildings offer a clearly contemporary vibe, clad in a mix of metal panel and masonry to reflect the edgy TOD location, and highlighted by playful bays turning to capture views beyond the transit systems. The owner’s desire to bring a “country-club” feel to the property was met with a complete revamp of the two-level amenity areas that included lobby refresh, office reconfiguration, mail and package area enlargement, fitness center expansion, dining addition, and areas to support work-from-home resident needs. All common corridors within the 12-story building received new finishes and lighting, consistently bringing the nature-inspired brand throughout the property.

The development of this new, 256 unit, high-end rental apartment complex was an expansion of an existing residential development. This comprehensive project was developed within a constricted site area that allowed access only from the Woburn side. The use of brick faced precast panels allowed the building to tie into the adjacent buildings without the expense of traditional masonry costs. Each unit ranges from 700 to 2,200 S.F. with an additional five-story parking garage.
56 Unit condominium development on the Canton River near a historic stone viaduct. 110 parking spaces under the building freed up the site for extensive landscaping and walking paths near the river. The center of the building houses common amenities in a stone structure recalling former mill activity on the site.
