One Canal claims the air rights of parcels made available by underground highway construction of Boston’s Big Dig. Designed to engage long views up the Greenway, a tracery of decks and bays wraps the building to dissolve the interior/exterior boundary. The upper levels array 310 luxury apartments. Amenity spaces are distributed throughout the building on multiple levels.

The Rowan at Pinehills adds a stunning backdrop to the beloved Pinehills Village Green, complementing the Green’s community spirit with a mix of retail and residential uses. Evoking traditional New England design, The Rowan draws influences from nearby village shops and homes. Offering a true sense of arrival, the entry volume recesses, while the building bridges over a path to invite pedestrians into the lushly landscaped courtyard.

The Abby transforms a 7-acre surface parking lot into a vibrant transit-oriented, mixed-use development with 610 apartments, 50,000 SF of retail, and a 1500-car garage shared by all uses. Prominently located on Hancock Street adjacent to the North Quincy MBTA Redline Station, The Abby marks a key gateway into North Quincy, creating a lasting impression on residents and transit riders alike. The design maximizes unit count while maintaining MBTA access and circulation.

With the Architect of Record, Cetra/Ruddy, located in New York City, Stockless Architecture in association with BKA provided construction administration services throughout the construction phase of this mixed use retail and residential development. With 190 Condominiums and 290 Rental units and a 530 parking garage on two levels under one acre landscaped park. Stockless Architects regularly visited the site to identify and address construction issues quickly and efficiently.
